General Renovation and Building Projects

Bathrooms, kitchens, conversions, windows, doors, timber flooring, oak framing, roofing, loft conversions, patios, renovations, general building and maintenance work.

For projects of this type we will provide you with a quotation detailing prices and an estimation of when we could start and the duration of the contract.

A lot of smaller projects, particularly those that don't alter the exterior facade of a building do not require any sort of planning consent. Those that do are often only subjected to a simple "demand de travaux". We will advise whether any permissions are required and can submit these on our client's behalf.

We will be happy to consider most jobs of this type that are within a 50km radius of Badefols D'Ans. If you are outside this area then do still contact us as we may be able to put you in touch with other more local builders if we cannot help ourselves.

Project Management

barn conversion picFor larger projects we offer a complete project management service. We will come and visit your project to assess which contractors are required and if necessary organise plans and planning applications.

Quotations will be organised from local registered and insured contractors, suitable contractors will then be selected and sequenced to avoid unnecessary delays. Progress and quality will be monitored throughout the contract.

We will ensure work is carried out to the agreed standard and any additional costs are charged at an agreed rate. We will advise clients when to release payments and make sure all work is completed to a satisfactory standard prior to handing the project over.

A lot of clients are averse to using project managers as they see them as an unnecessary cost. In our experience it not only saves money in the long run but helps to ensure that projects are completed on budget and within agree time scales. Outside contractors are notorious for adding extras, not hitting deadlines or budgets and sacrificing quality. Having someone on your side that is very experienced in managing renovation projects will greatly reduce these risks. This is especially the case for overseas clients who cannot regularly visit their project themselves.

Surveys & Builders Reports

For clients who are thinking of buying a property in France we can provide a full builder's report on the property. Unlike most surveys produced by the bank surveyors back in the UK we will investigate all areas of the property and if necessary crawl through roof spaces and under floors, (with the owner's permission of course), to assess the condition of the various parts of the building.

We will bring to your attention areas of concern and can provide an estimation of cost for any remedial works. If you are considering additional renovation or conversion work, for example, to convert a property into Gites for summer lettings we can provide you with estimations for this.

A hard copy of the report will be produced and will include colour photos of the property inside and out.

At the moment the French property market is moving very slowly and sellers are often prepared to drop their prices. If you can demonstrate that substantial work is required on a property then you are in a very strong position to negotiate a price reduction.
